Client Goal Met:
Delivered Crescent Bluff Apartments, a 72-unit affordable housing community on 4 acres in downtown Memphis, featuring 36 two-bedroom and 36 three-bedroom units ranging from 1,150 to 1,350 square feet. The development includes a leasing and clubhouse facility as well as an urban pocket park. The project leverages multiple local and federal incentives, including a Payment-In-Lieu-of-Taxes (PILOT) through the Health, Education, and Housing Facility Board of the City of Memphis and Low-Income Housing Tax Credits (LIHTC) from the Tennessee Housing Development Authority, ensuring financial feasibility while providing high-quality housing.
