Client Goal Met:
Delivered Crescent Bluff Phase II Apartments, a 172-unit affordable housing community on 4 acres in downtown Memphis, featuring studio, one-, and two-bedroom units ranging from 1,150 to 1,350 square feet. The development includes a leasing and clubhouse facility and leverages multiple local and federal incentives, including a Payment-In-Lieu-of-Taxes (PILOT) through the Health, Education, and Housing Facility Board of the City of Memphis and Low-Income Housing Tax Credits (LIHTC) from the Tennessee Housing Development Authority.

Why It Matters:
Demonstrates the ability to deliver large-scale, incentive-driven affordable housing in urban infill locations—maximizing site potential, regulatory tools, and resident amenities to provide high-quality, accessible housing while supporting long-term community stability.
