Client Goal Met:
Delivered Second Street Flats, a 64-unit affordable housing community on 1.5 acres in downtown Memphis, combining one- and two-bedroom residences with small ground-floor retail/commercial space and a leasing and clubhouse facility. The project leverages a Payment In Lieu of Taxes (PILOT) through the Health, Education, and Housing Facility Board of the City of Memphis, along with a Low-Income Housing Tax Credit (LIHTC) from the Tennessee Housing Development Authority, optimizing both federal and local incentives to support financial feasibility.

Why It Matters:
Demonstrates the ability to deliver high-quality, incentive-driven affordable housing in urban infill locations—balancing regulatory tools, design excellence, and mixed-use programming to expand housing access while supporting neighborhood vitality.
